<h4 style="text-align: justify;"><span style="color: #008000;">A Home Buying tip from Me:</span></h4>
<p style="text-align: justify;">When buying a home, especially a home which has been vacant, and or neglected  for an extended period of time, it is imperative to thoroughly test the plumbing throughout the entire property, to include: All Valves, Faucets, Fixtures, Water Heater(s),  and the sprinkler systems. <span style="color: #ff6600;">***NOTICE***</span> A general home inspection will <span style="color: #ff6600;">NOT</span> likely determine piping integrity, only that it works or doesn&#8217;t. If you are having a home inspection done, and I suggest in most cases you do,  it is  imperative in my opinion to ensure all utilities are on before and during your home inspection,  in order to ensure it is at least in working order. Sometimes in our Las Vegas Market, the seller cannot turn on utilities due to hardship; therefore it will be up to you, the buyer to do so for inspection purposes. <span style="color: #ff0000;">DO NOT</span> skip this step; utilities are an important part of a home inspection.  If you or your home inspector at any time suspect there is, or could be a plumbing issue, I suggest hiring a licensed professional to assess and take any corrective action needed. Water leaks can cause severe frustration, and damage to a home, not to mention pocket book. Once you are a homeowner, don&#8217;t just let things go. Please continue to monitor and maintain your water and plumbing systems.</p>

<p style="text-align: justify;">The Las Vegas Market has been a market filled with challenges. We have seen the median sales price drop consistently over the past five years. Finally we are, if at least temporarily, seeing an increase in the Median sales price of Homes here in the valley. This price increase has been primarily fueled by the fall in local inventory.  With the extension of the Debt forgiveness act of 2007, we are seeing the continued trend of short sales here in the valley. The AB 284 played a role in slowing the accumulation of REO properties.  I suspect we will continue to see this trend for the next 6 months at least.</p>
